Hi there,
With air conditioners, bigger is not necessarily better. For one thing, the larger the capacity, the more a unit will cost. Also, an air conditioner that is too small can't keep up with load requirements on a particularly hot day and one that is too large will cycle off and on too frequently, doing a poor job of dehumidifying the air, which degrades comfort.
The Split Reverse System Air Conditioner is a good choice as it makes less noise, is more efficient and can cool one or more rooms or an open space of up to 60 sq. meters.

As far as other air conditioners go, one that is 10,000-12,000 BTU's would be your best bet for your size of room. You can check a great selection of air conditioners here www.myshopping.com.au/PT--314_Air_Conditioners
Good luck!

Hi there, there is a thumb rule which is used to calculate air contidioning requirements and that depends on the size of the room. Usually 1 tonne of airconditioning is considered to be sufficient 100 sq feet and for 40 sq mt (which is roughly 400 sq feet), you would need 4 tonnes. However, depending on the size of the ceiling and the number of doors and windows it has the air conditioning capacity can be reduced. If the room you are planning to aircondition is a bedroom then 3 tonnes should be sufficient.
